From what you know
to what comes next.
One review, shaped around your home and the decision in front of you.
Start with your situation.
Homeowners can use home details without an inspection, through Essentials or the guided walkthrough. Buyers under contract can use an inspection report or Essentials. Without an inspection, their review is more limited and written as an ownership and maintenance plan; the guided walkthrough is for homes you already own.
Confirm or correct facts read from your documents. Your answers give the review context; missing information stays a limitation.
The distinction changes the next step.
Two examples from generated reports for a fictional home in an accepted September evaluation. Condensed for clarity; they are examples, not guarantees of typical results.
A repair reported.
A result still to confirm.
History → current evidence
The inspection flagged chimney flashing in April. The homeowner reported a June repair. The review credited that repair, kept it under monitoring, and named what to watch: new staining near the chimney after rain. The repair was not independently verified.
An age known.
A condition unknown.
Age → evidence still needed
The homeowner supplied the water heater’s age, but the intake had not asked about upkeep. The report kept its condition unknown rather than calling it sound. Age alone did not settle what attention it needed.

Illustrative reports for a fictional home show how different inputs support different depths. They are written by hand, not generated from a customer submission. Your review reflects the information you provide.
A report you can use.
Your purchase includes a PDF and a private living report for 90 days. Save the PDF for longer access. No account and no password to create. The living report has the same findings, with check-offs saved on your device. Treat its private link as a credential.
One follow-up for the same home is included within 7 days after your report is delivered. Use the same email and license key to add information or correct an answer at no extra charge. The seven consecutive 24-hour periods start when the PDF and living report are usable and the email provider has accepted the delivery email. An Arete-caused failure does not use up the follow-up; correcting a material Arete-caused defect is a separate remedy. Full delivery, recovery and earlier-purchase rights follow the Terms of Use.
Clear limits.
Arete uses AI to interpret the information you provide. It cannot verify current physical conditions. An inspection records observations from its date; it does not establish a home’s condition today.
Planning cost ranges are not contractor quotes. Arete does not provide a licensed inspection, engineering opinion, code review, warranty, valuation, or legal or negotiation advice.
For urgent safety concerns, gas concerns, active leaks, electrical hazards, structural movement, or water intrusion, contact a qualified professional promptly.
